Our Approach
Rooted in place,
culture and good company.
Three commitments that decide everything else — what we buy, who we hire, and what the ground floor is for.
The short version
Build for the street
you are standing on.
Most hotel groups grow by repetition: one idea, rolled out, adjusted for local fire regulations. It is efficient and it is why so many city-centre hotels feel interchangeable.
We are trying to do the harder thing. Each Room & Co. hotel starts from its own building and its own neighbourhood, and takes its name, materials and manners from there. The consistency is in the standard, not the specification.
01
Thoughtful Stays
Beautifully considered spaces that make you feel at home, wherever you are.
Every room begins with the building it sits in. We restore what is worth keeping, we choose materials that age well, and we sweat the details you only notice at eleven at night — the reading light that actually reaches the page, the blind that actually blocks the street, the socket where you need it.
02
Local Roots
We celebrate the character of each neighbourhood and the people who call it home.
We do not build hotels that could be anywhere. We take our cues from the street outside — its architecture, its trade, its regulars. We hire locally, we buy locally, and we send you to the places we go ourselves rather than the ones that pay for the privilege.
03
Good Company
Hotels made for connection — with our team, our guests and our communities.
A good hotel is a public house in the oldest sense: somewhere the neighbourhood comes to eat, drink, work and meet, and where a guest can fall into conversation without trying. Our ground floors are built for everyone, not only the people upstairs.
The ground floor
A public house,
in the oldest sense.
The test we set ourselves is simple: would the neighbourhood drink here if there were no rooms upstairs? If the answer is no, the ground floor is wrong.
So we build for the whole day — coffee and a table you can work at in the morning, lunch that locals can afford, a bar in the evening that does not price the street out. Guests get the same room, and the better for it.
In the details
Small things,
done properly.
The identity runs from the facade to the fob. Everything is made to be handled, and to get better for it.

what we mean.
Both hotels are in build. Register your interest and we will tell you the moment the doors open.
Keep in touch
First word,
before anyone else.
Opening dates, rates, neighbourhood news and the occasional invitation. No more than once a month, and you can leave whenever you like.
