What we mean by good company
A hotel ground floor should belong to the street it stands on. A note on how we are building ours.
There is a particular deadness to a hotel lobby that exists only to be walked through. Marble, a desk, two chairs nobody sits in, and a bar priced to keep the locals out.
We would rather build the other thing: a room with a proper coffee machine in the morning, tables you can work at without being moved on, and a bar in the evening that the neighbourhood would drink in even if there were no rooms upstairs.
That is harder to operate and slower to pay back. It is also the only version we are interested in running.
